{"id":98676,"date":"2025-02-12T08:15:58","date_gmt":"2025-02-12T08:15:58","guid":{"rendered":"https:\/\/nationaltimes.pk\/eng\/?p=98676"},"modified":"2025-02-12T08:20:10","modified_gmt":"2025-02-12T08:20:10","slug":"fbr-updates-valuation-of-properties-in-karachi","status":"publish","type":"post","link":"https:\/\/nationaltimes.pk\/eng\/2025\/98676\/","title":{"rendered":"FBR updates valuation of properties in Karachi"},"content":{"rendered":"\n<p>Pakistan(National Times)- ISLAMABAD: The Federal Board of Revenue (FBR) has updated its criteria for the valuation of commercial properties, buildup industrial properties, built-up properties, amenity plots, high-rise buildings and residential buildings in the metropolitan city of Karachi.<\/p>\n\n\n\n<p>The Statutory Regulatory Order (SRO) 144(I)\/2025 states:<\/p>\n\n\n\n<p>(a) Values in the table are in rupees.<\/p>\n\n\n\n<p>(b) Value is per square foot of the covered area of the ground floor plus the covered area for the additional floors.<\/p>\n\n\n\n<p>(c) Values for the amenity plots shall be 50% of the residential plots of the respective area.<\/p>\n\n\n\n<p>(d) Commercial property built-up value is per square foot of the covered area of the ground floor plus the covered area of the additional floors \u2014 if any.<\/p>\n\n\n\n<p>(e) Buildup industrial property value is per square foot of the entire plot area plus the covered area of the plot per square foot.<\/p>\n\n\n\n<p>(f) Value in respect of a residential building consisting of more than one storey shall be increased by 25% for each additional storey i.e., the value of each storey other than the ground floor shall be calculated at 25% of the value of the ground floor.<\/p>\n\n\n\n<p>(g) A property which does not appear to fall in any of the categories shown in the property valuation table shall be deemed to fall in the adjacent highest property.<\/p>\n\n\n\n<p>(h) Whether the land has been granted for more than one purpose viz. residential, commercial and industrial, the valuation in such a case shall be the mean\/average prescribed rate.<\/p>\n\n\n\n<p>(i) A flat means the covered residential tenement having a separate property unit number\/sub-property unit number.<\/p>\n\n\n\n<p>(j) In a residential, multi-storey building, an additional storey shall be charged if it consists of a bedroom and bathroom.<\/p>\n\n\n\n<p>(k) The rates for basements of built-in commercial property shall be 20% of the value of the ground floor.<\/p>\n\n\n\n<p>(l) High rises means a building with storeys above ground plus 5%.<\/p>\n\n\n\n<p>(m) The value of the residential built-up property (including the basement and first floor) is allowed to be reduced according to the specified criteria.<\/p>\n\n\n\n<p>(n) The value of the built-up property (flats and apartments) is allowed to be reduced according to the specified criteria.<\/p>\n\n\n\n<p>(o) The value of commercial built-up property is allowed to be reduced according to laid down criteria.<\/p>\n\n\n\n<p>(p) The value of the commercial plots of Defence Housing Authority facing any Khayaban shall be increased by 15 per%.<\/p>\n\n\n\n<p>(q) The value of commercial built-up excluding the ground floor shall be reduced by 25%. <\/p>\n\n\n\n<p>(r) The value of residential plots of the specified categories shall be decreased by 20%.<br><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Pakistan(National Times)- ISLAMABAD: The Federal Board of Revenue (FBR) has updated its criteria for the valuation of commercial properties, buildup industrial properties, built-up properties, amenity plots, high-rise buildings and residential buildings in the metropolitan city of Karachi.
